HomeMy WebLinkAboutBZA 154-62RESOLUTION: BZA 154-62 NAME: LOCATION: SUNNYGLEN CONSTRUCTION COMPANY, INC. 414 -2ND STREET TO GRANT: VARIANCE TO SIGN ORDINANCE A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE TO DISPLAY TWO (2) TEMPORARY BANNERS 4 1 x 12 1 ADVERTISING APARTMENTS FOR RENT AND FOUR (4) FLAGS 21 x 4 1 {TWO PER STREET) ATTACHED TO POLES MAXIMUM OF 16 1 HIGH FOR THEIR BUILDING COMPLEX LOCATED AT 414 -2ND STREET, LEGALLY DESCRIBED AS PER METES AND BOUNDS IN EXHIBIT 1'A'1 ATTACHED. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was fi)ed with this Board under the provisions of Ordinance N.S. 154, an application for a variance by Sunnyg1en Construction Company, Inc. upon property located at 414 -2nd Street, 1ega11y described as. per metes and bounds in exhibit 11A11 attached, and ~IHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on January 17, 1972, conduct a pub I ic hearing to consider this app) ication for a variance to display two temporary banners 4 1xl2 1 advertising apartments for rent and four flags 21x4 1 (two per street) attached to poles maximum of 16 1 high for their building complex, and WHEREAS, at said pub] ic hearing, there was presented written and ora1 testimony on the property described as follows: Per metes and bounds exhibit 11A11 attached, known as 414 -2nd Street, NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the fo11owing reasons: 1. A hardship exists in the disparity ratio between floor area of new construction and permanent signs allowed. 2. That the Planning Commission is now considering a revised sign ordinance. 3. Due to the extremely Jarge number of units and the need to have these units occupi'ed to prevent problems which wou)d occur to the neighborhood if the units are very slow to rent out. 4. There are extraordinary circumstances or conditions appl icab1e to the property involved. 5. It would have a detrimental effect to the surrounding neigh- borhood were current projects not rented within a financia11y feasible period. AND FURTHER, that this variance is granted subject to the following condition: 1. A sixty-day (60) time 1 imit, with the right to apply for consider- ation of an extension at the end of that period.
