A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A VARIANCE FOR A LOT SPLIT THAT WILL CREATE THREE PARCELS
FROM SIX PARCELS ON PROPERTY LOCATED AT 414 -2ND STREET, LEGALLY DES-
CRIBED AS PER METES AND BOUNDS IN EXHIBIT 11A11 ATTACHED.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a lot split by Sunnyglen Construction Co., Inc. upon property
located at 414 -2nd Street, legally described as Parcels l through 6 per Exhibit
11A11 metes and bounds attached, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on January
17, 1972 and on February 7, 1972, conduct a public hearing to consider this appl ica-
tion for a lot split which would create three parcels from six parcels, and
WHEREAS, at said pub I ic hearings, there was presented written and oral testimony on
the property described above,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearings, the
Board of Zoning Adjustments does hereby grant this variance for the following reasons:
I . It would be complying with the criteria set forth in the Zoning
Ordinance for the division of parcels of land.
2. In the creating of these six parcels into three parcels, there
does not appear to be any factors which would be detrimental to
the surrounding properties.
3. The lot split would be i.n conformity with the intent and purposes
of the comprehensive general plan.
AND FURTHER, that this variance is granted subject to the following conditions:
I. In Parcel No. I the rear of the property have a minimum of a 10 1
setback. In Parcel No. 2, there should be established a 10 1 set-
back on Valley Drive, 15 1 setback on Herondo Street and a 20 1
setback from the property I ine adjacent to Parcel No. l. In
Parcel No. 3, there should be established a 15 1 setback on Her-
ondo Street, 10 1 on Monterey Boulevard, 10 1 setback adjacent to
the properties that border to the west of said property, and a 20 1 setback between the property I ine bordering Parcel No. I.
There should be a 15 1 setback on Parcel No. 2 on the westerly
side lot I ine and on Parcel No. 3 there should be a 15 1 side-
yard setback on the easterly side lot line.
2. In Parcel No. 2, that street I ights be provided on the Valley
Drive side and on Parcel No. 3, that street I ights be provided
on the Monterey Boulevard side of said parcel. Type of said
street I ights to be approved by the Public Works Department
prior to installation.

3. That the final parcel map is submitted to the Pub) ic Works
Director for approval.
4. That Jot spJ it is recorded as prescribed by the subdivision
reguJ at ions.
The foregoing Resolution BZA 154-63 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held February 7, 1972, by the
fol 1 owing vote:
AYES: Comms. Basila, Schubert, Williams, Chmn. Ostermann
NOES: None
ABSENT: Comm. Alton
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-57 was adopted by the Board
of Zoning Adjustments of the City of Hernosa Beach at a regular meeting held on
this 7th day of February, 1972.
