A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED AT 3318
STRAND IN THE CITY OF HERMOSA BEACH, CALIFORNIA.
THE BOARD Of ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board, under the provisions of Ordinance N.S. 154
application for zone variance by Mr. and Mrs. Erik R. Watts, on property owned by
the applicants and located at 3318 Strand; and
WHEREAS, the Board of Zoning Adjustments did on February 22, 1972, conduct a duly
advertised public hearing to consider this application to permit a variance to erect
in the north and south sideyards at the rear 1 ine an 8 ft. & in. high fence with
arch to extend three feet into each sideyard, with three vertical volumns within
three feet of south sideyard to extend 10 ft. high, said:·columns supporting horizon-
tal beam running parallel with sideyard, on property described as follows:
Lot 13, Shakespeare Beach Tract
WHEREAS, there was certain testimony presented at this :publ ic hearing and it was
determined that said fence was not located at the rear property I ine, but parallel
to rear property 1 ine approximately six to eight feet west of said property 1 ine; and
WHEREAS, after all written and oral testimony was presented,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for the following reasons:
1. There are excepti0nal circumstances or conditions applicable
to the property involved.
2. That this variance is necessary for the enjoyment of a sub-
stantial property right possessed by other property in the
same vicinity and zone, and denied to the property in question.
3. That the granting of such variance wi 11 not be materially
detrimental to the public welfare or injurious to the property
or improvements in such vicinity and zone in which the property
is 1 ocated.
4. That the granting of such variance will not adversely affect
the comprehensive general plan.
AND FURTHER, that this variance is granted subject to the following conditions:
1. That all necessary permits be taken out within fifteen (15)
days of this date, and that failure to comply will make the
~ariance null and void.

2. The fence may not be continued to the rear property 1 ine
but must remain at its present location, which is app,roxi-
mately six to eight feet from this I ine.
The foregoing Resolution BZA 154-67 was adopted by the Board of Zoning Adjust~ents
of the City of Hermosa Beach at a regular meeting held February 22, 1972, by the
fol lOtJing vote:
AYES: Comms. Basila, Schubert, Williams
NOES: Comm. Alton
ABSENT: Chmn. Ostermann
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-67 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on
this 22nd day of February, 1972.
