WILLIAM WOODBURY 808 STRAND VARIANCE TO OMIT USABLE OUTDOOR SPACE A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE TO ERECT AN ADDITIONAL UNIT TO BE ATTACHED TO AN EXISTING SINGLE FAMILY RESIDENCE, AND OMIT PROVIDING FOR THE 200 SQ. FT. OF OUTDOOR SPACE AS REQUIRED IN THE R-3 ZONE. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance NoS. 154, an application for a variance by Mr. and Mrs. William Woodbury upon property located at 808 Strand, legally described as lot 2, Block 9, Hermosa Beach Tract, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on February 22, 1972 conduct a public hearing to consider this application for a variance to erect an additional unit to be attached to an existing single family residence, and omit providing for the 200 sq. ft. of outdoor space as required in the R-3 zone, and WHEREAS, at said pub! ic hearing, there was presented written and oral testimony on the property described as follows: lot 2, Block 9, Hermosa Beach Tract, known as 808 Strand, NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. That such variance is necessary for the preservation and enjoy- ment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 3. That the granting of such variance will not be materially detri- mental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is 1 ocated. 4. That the granting of such variance will not adversely affect the comprehensive general plan. • 5. That the plans which were submitted as evidence in the public hearing include a 240 sq. ft. recreation room adjacent to a 136 sq. ft. brick patio. The foregoing Resolution BZA 154-68 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held February 22, 1972, by the fol lowing vote: AYES: Comms.
