RESOLUTION B.Z.A. 154-70
A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH RECOMMENDING TO THE CITY COUNCIL CERTAIN ACTION REGARDING AN
APPLICATION FOR A ZONE VARIANCE AFFECTING PROPERTY LOCATED AT 1201
HERMOSA AVENUE: LOTS 28 AND 29, BLOCK 13, HERMOSA BEACH TRACT.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board, under the provisions of Ordinance N.S. 154,
an application for a variance by Empire Savings & Loan Association upon property owned
by appl leant and located at 1201 Hermosa Avenue, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on February 7,
1972, at a duly advertised hearing, adopt Resolution BZA 154-65, denying the application
for a variance to erect a two faced roof sign extending 18 ft. above the highest portion
of the roof in lieu of the required height of 10 ft. above the highest portion of the
roof allowed by the Zoning Ordinance, and
WHEREAS, reconsideration of this application has been requested by the City Council of
the City of Hermosa Beach with a recommendation that the variance permitting erection
of a roof sign extending 17 1 &1 above the highest portion of said roof on a building
being constructed at 1201 Hermosa Avenue be granted,
NOW,THEREFORE, BE IT RESOLVED, that in view of the findings during review of this action
on March 20, 1972, it is the recommendation of the Board of Zoning Adjustments that the
applicant be granted the zone variance ~ubject to the following provision:
l. That the total sign area on the premises be limited to 25% of
the allowable area permitted under the Zoning Ordinance.
AND FURTHER, that the variance be granted for the following reasons:
I. That the proposed sign could be erected under the ordinance without
a variance if the roof had sloped upward to the rear 10 1 •
2. The sign is approximately 20% of the allowed area for a roof sign
on this lot.
3. There are exceptional or extraordinary circumstances or conditions
applicable to the property involved.
4. That such variance is necessary for the enjoyment of a substantial
property right possessed by other property in the same vicinity
and zone.
5. The granting of such variance will not be materially detrimental
to the pub! ic welfare or injurious to the property or improvements
in such vicinity and zone in which the property is located.

6. The granting of such variance will not adversely affect the
comprehensive general plan.
The foregoing Resolution BZA 154-70 was adopted by the Board of Zoning Adjustments of
the City of Hermosa Beach at a regular meeting held March 20, 1972, by the following
vote:
AYES: Comms. Alton, Basila, Williams
NOES: None
ABSENT: Comms. Ostermann, Schubert
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-70 was adopted by the Board of
Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on this 20th
