BEACH AN EXTENSION FOR AN ADDITIONAL 120 DAYS OF RESOLUTION BZA 154-62

FILE WITH CITY OF HERMOSA BEACH.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a variance by Sunnyglen Construction Company, Inc. upon property
located at 414 -2nd Street, legally described as per metes and bounds in exhibit
11A11 on file with City of Hermosa Beach, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on Janu-
ary 17, 1972, conduct a public hearing to consider this application for a variance
to display two temporary banners 4 1 x12 1 advertising apartments for rent and four
flags 2 1x4 1 (two per street) attached to poles maximum of 16 1 high for their build-
ing complex, and
WHEREAS, the Board of Zoning Adjustments did at said duly advertised public hearing
adopt Resolution BZA 154-62 granting this variance for a period of sixty days, and
WHEREAS, the applicant has filed a request for an extension of this variance,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings during hearing on
extension request held on March 20, 1972, the Board of Zoning Adjustments does hereby
grant a 120 day extension to Resolution BZA 154-62 with the following provision:
1. In the event that the sign ordinance is passed during this
120 day period, the time allowed so far shall count as part
of the time allowed under the new ordinance.
AND FURTHER, that the variance be granted for the following reasons:
1. A hardship exists in the disparity ratio between floor area
of new construction and permanent signs allowed.
2. That the Planning Commission is now considering a revised
sign ordinance.
3. Due to the extremely large number of units and the need to
have these units occupied to prevent problems which would
occur to the neighborhood if the units are very slow to
rent out.

4. There are extraordinary circumstances or conditions applicable
to the property involved.
5. It would have a detrimental effect to the surrounding neighbor-
hood were current projects not rented within a financially
feasible period,
The foregoing Resolution BZA 154-71 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held March 20, 1972, by the fol-
lowing vote:
AYES: Comm. Alton, Basila, Williams•
NOES: None
ABSENT: Comms. Ostermann, Schubert

of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on this
