MASOi~ LOT 27, TR/.\CT l 03 l TO DENY: VARIANCE TC ERECT mo UN ITS ON AN UNDERS IZE R-2 LOT RESOLUTION B.Z.A. 154-73 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DENYING A VARIANCE TO ERECT TV✓O UNITS ON A LOT HAVING APPROXIMATELY 2392.3 SQ. FT. OF LAND AREA, v/HICH IS APPROXIMATELY 7.7 SQ. FT. LESS THAN THE 2400 SQ. FT. OF LAND AREA REQUIRED UNDER THE ZONING ORDINANCE. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLO\.JS: WHEREAS, there was filed with this Board, under the provisions of Ordinance N.S. 154, an application for a variance by Mr. Robert W. Mason upon property described as Lot 27, Tract 1031, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on March 20, 1972 and on April 3, 1972, conduct a pub] ic hearing to consider this application to erect two units on a lot having approximately 2392.3 sq. ft. of land area in lieu of the 2400 sq. ft. of land area required under the Zoning Ordinance, and WHEREAS, at said public hearings there was presented written and oral testimony on the above described property; NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at this hearing, the Board of Zoning Adjustments does hereby deny this variance for the following reasons: l. That there are no exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. That such variance is not necessary for the preservation and enjoy- ment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 3. That the granting of such variance will be detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. The foregoing Resolution BZA 154-73 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held April 3, 1972, by the fol low- ing vote: AYES: Comms. Alton, Schubert, Ostermann NOES: Comms.
