BIEN 601 PACIFIC COAST HIGHWAY TO GRANT: VARIANCE TO REAR SETBACK RESOLUTION B.Z.A. 154-74 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE TO ERECT A COMMERCIAL STRUCTURE, SAID BUILDlf~G TO BE ERECTED ON THE PROPERTY LINE ADJACENT TO AN ALLEY IN LIEU OF THE REQUIRED SETBACK OF 3 1 FROM SAID ALLEY. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLO~JS: WHEREAS, there was filed with this Board, under the provisions of Ordinance N.S. 154, an application for a variance by Messrs. Jean Jacques Loire and Edward J. Bien upon property located at 601 Pacific Coast Highway, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on April 3, 1972, conduct a pub! ic hearing to consider this application to erect a commercial structure, said building to be erected on the property line adjacent to an alley in lieu of the required setback of 31 from said alley, and WHEREAS, at said public hearing there was presented written and oral testimony on the property described as follows: Lot l and south 23 1 of Lot 2, Tract 8525 NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: l. There are exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. That such variance is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 3. That the granting of such variance will not be materially detri- mental to the public welfare or injurious to the property or improve- ments in such vicinity and zone in which the property is located, 4. That the granting of such variance will not adversely affect the comprehensive general plan, The foregoing Resolution BZA 154-74 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held April 3, 1972, by the fol low- ing vote: AYES: Comms. Alton, Basila, Ostermann, Schubert, Williams NOES: None CERTIFICATION I hereby certify that the foregoing Resolution BZA 154-74 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on this 3rd day of April, 1972.
