NE~<! ADDITION \./ILL MAINTAIN THE REQUIRED 5 1 SIDEVARD SETBACK. THE BOARD OF ZONING ADJUSTMENTS OF THE C ITV OF HERMOSA BEACH DOES RESOLVE AS FOLLO\-JS: WHEREAS, there was filed with this Board, under thr provisions of Ordinance N.S. 154, an application for a variance by Mr. and Mrs. Warwick Castle upon property located at 537 -24th Place, and v✓HEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on April 3, 1972, conduct a public hearing to consider this application to add to an existing single family residence having nonconforming sideyards of 31 611 in I ieu of required 5 1 • Said addition to be over 40% of the existing floor area. New addition will maintain the required 5 1 sideyard setback, and WHEREAS, at said public hearing there was presented written and oral testimony on the property described as foll™s: Lot 8, Block 2, Hermosa Park Tract NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: I. There are exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. That such variance is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 3. That the granting of such variance will not be materially detrimental to the pub I ic welfare or injurious to the property or improvements in such vicinity and zone inwwhith the property is located. 4. That the granting of such variance will not adversely affect the com- prehensive general plan. The foregoing Resolution BZA 154-76 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held April 3, 1972, by the following vote: AVES: Comms.
