LOT REALIGNMENT
A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH GRANTING A VARIANCE FOR A LOT REALIGNMENT THAT
WI LL CREATE SIX (6) PARCELS FROM SEVEN (7) LOTS ON PROPERTY
LOCATED ON NORTHEAST CORNER OF PROSPECT AVENUE AND 24TH STREET,
LEGALLY DESCRIBED AS LOTS 15, 16, 17, 18, 19, 20 AND 21, WALTER
RANSOM COMPANY'S REDONDO HOME TRACT.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a lot realignment by Manhattan-Pacific Investment Company upon
property located on northeast corner of Prospect Avenue and 24th Street, legally
described as Lots 15, 16, 17, 18, 19, 20 and 21, Walter Ransom Company's Redondo
Home Tract, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on Feb-
ruary 22, 1972 conduct a public hearing to consider this application for a lot
realignment that will create six parcels from seven lots, and
WHEREAS, at said public hearing, there was presented written and oral testimony on
the property described as follows: Lots 15, 16, 17, 18, 19, 20 and 21, Walter
Ransom Company's Redondo Home Tract,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for realignment for
the following reasons:
I. It would be complying with the criteria set forth in the
Zoning Ordinance for the division of parcels of land.
2. The realignment of these lots would be in conformity with
the intent and purposes of the comprehensive general plan.
3. The granting of such variance will not be detrimental to
the public welfare or injurious to the property or improve-
ments in such vicinity and zone in which the property is
I ocated.
4. It would increase the lot widths over the existing lots
that are now there.
5. It will result in considerably lower density than if the
parcel was developed on a combined lot basis.
AND FURTHER, that this variance is granted subject to the following conditions:
1. That final parcel map is submitted to the Public Works
Director for approval.

2. That lot split is recorded as prescribed by the subdivision
regulations.
The foregoing Resolution BZA 154-66 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held February 22, 1972, by the
following vote:
AYES: Corrvns. Alton, Basila, Schubert, Williams
NOES: None
ABSENT: Chmn. Ostermann
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-66 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on
this 22nd day of February, 1972.
