A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A VARIANCE FOR A LOT SPLIT ON PROPERTY LOCATED AT 933 -
6TH STREET, LEGALLY DESCRIBED AS THE EASTERLY 113.081 OF THE NORTHERLY
150 1 OF LOT 10, BLOCK 85, 2ND ADDITION TO HERMOSA BEACH, \rJHICH WOULD
CREATE TWO PARCELS FROM ONE PARCEL.
THE BOARD OF ZONING ADJUSTMENTS OF THE C ITV OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a variance by Sara Ann Brown upon property located at 933 -6th
Street, Hermosa Beach, California, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on June 5,
1972, conduct a publ le hearing to consider this application for a variance for a lot
split which would create two parcels from one parcel, and
WHEREAS, at said public hearing, there was presented written and oral testimony on
the property described as follows: Easterly 113.081 of the northerly 150 1 of Lot JO,
Block 85, 2nd Addition to Hermosa Beach,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this lot split for the following reasons:
1. It would be complying with the criteria set forth in the Zoning
Ordinance for the division of parcels of land.
2. The granting of such variance will not be detrimental to the
public welfare or injurious to the property or improvements in
such vicinity and zone in which the property is located.
3. There are exceptional and extraordinary circumstances involved
in that each parcel created will be well over the m1n1mum require-
ment of 4,000 sq. ft.; Parcel #1 will have 10,770 sq. ft. and
Parcel #2 will have 6,300 sq. ft.
AND FURTHER, that this lot split be granted subject to the following conditions:
I. Prior to any building permits being issued, a cash bond shall be
posted in the amount of one-and-one-half times the cost of the
two-car garage to be located on Parcel #1, said valuation to be
set by the Building Department.
2. That the existing palm trees be retained or relocated on the
property or replaced by other palm trees with a minimum height

3. That the final parcel map be submitted to the Public Works Dir-
ector for approval.
4. That the lot split is recorded as provided in the subdivision
regulations.

The foregoing Resolution BZA 154-79 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held on June 5, 1972, by the
fol lowing vote:
AYES: Comms. Alton, Basila, Schubert, Williams, Chmn. Ostermann
NOES: None
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-79 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on
this 5th day of June, 1972.
