at 1256 Artesia Boulevard, Hermosa Beach, California, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on June 19,
1972, conduct a public hearing to consider this appJ ication for a variance to lower
an existing nonconforming two face pole sign to 13 1 from bottom of sign to grade
level; increase sign area to 64 sq. ft.; change dimensions to 4 ft. high x 16 ft.
wide or 5 ft. high x 12 ft. wide, and

Redondo Home Tract,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for the following reasons:
1. There are exceptional and extraordinary circumstances and
conditions applicable to the property involved because,
this property being located on a State highway where nor-
mally most of the property is zoned for commercial use and
is being used for commercial uses, for them to comply with
the R-P zone sign regulations would restrict them to very
1 imited signing in the advertisement of their commercial
business.
2. That such variance is necessary for the preservation and
enjoyment of a substantial property right possessed by other
property in the same vicinity.
3. That the granting of such variance will not be materially
detrimental to the public welfare or injurious to the prop-
erty or improvements in such vicinity and zone in which the
property is located.
4. That this property is presently zoned R-P with a C-2 potential
use.

in this location and the usage would be conforming if the area
were C-2.
