A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH GRANTING A VARIANCE TO RELOCATE AN EXISTING STAIR-
WAY GOING TO SECOND FLOOR INTO A REQUIRED SIDEYARD ON PROPERTY
LOCATED AT 1075 MONTEREY BOULEVARD, HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an appl !cation for a variance by Mrs. Amelia Villa upon property located at 1075
Monterey Boulevard, Hermosa Beach, California, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on July 17,
1972, conduct a public hearing to consider this app1 ication for a variance to reloc-
ate an existing stairway going to second floor into a required sideyard, and
WHEREAS, at said public hearing, there was presented written and oral testimony on
the property described as follows:
lots 30 and 31, Tract 1068
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for the following reasons:
I . There are exceptional and extraordinary circumstances
and conditions app1 icable to the property involved.
2 . That the granting of such variance will not be materially
detrimental to the public welfare or injurious to the
property or improvements in such vicinity and zone in
which the property is located.
3. That the granting of such variance will not adversely
affect the comprehensive general plan.
4. The existing building encroaches into the required side-
yard the same distance as the proposed new stairway.
AND FURTHER, that this variance is granted subject to the following conditions:
l. The stairway shall encroach no further into the required
sideyard than the existing building presently encroaches
into the required sideyard.
2. The stairway must be constructed in comp! lance with the
Uniform Build.Ing Code.
The foregoing Resolution BZA 154-81 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held on July 17, 1972, by the

following vote:
AVES: Comms. Basila, Schubert, Chmn. Alton
NOES: None
ABSENT: Comms. Ostermann, Williams
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-81 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on
this 17th day of July, 1972.
