A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH GRANTING A VARIANCE TO MAKE AN ADDITION TO AN
EXISTING SINGLE FAMILY RESIDENCE, SAID ADDITION TO BE ATTACHED
TO AN EXISTING GARAGE HAVING A NONCONFORMING REAR YARD OF 3 FT.
6 IN. IN LIEU OF THE REQUIRED 5 FT.; SAID ADDITION WILL BE OVER
40% OF EXISTING STRUCTURES.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a variance by Mis~ J. Frederica Carter upon property located at
515 Hollowell, Hermosa Beach, California, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on July 17,
1972, conduct a public hearing to consider this application for a variance to make
an addition to an existing single family residence, said addition to be attached to
an existing garage having a nonconforming rear yard of 3 ft. 6 in. in I ieu of the
required 5 ft.; said addition will be over 40% of existing structures, and
WHEREAS, at said public hearing, there was presented written and oral testimony on
the property described as follows:
Lot 2 and North 17 1 of Lot 3, Hollowell Tract
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for the follo.-.Jing reasons:
I. That there are exceptional or extraordinary circumstances
of conditions applicable to the property involved.
2. That such variance is necessary for the preservation and
enjoyment of a substantial property right possessed by
other property in the same vicinity and zone, and denied
to the property in question.
3. That the granting of such variance will not be materially
detrimental to the public welfare or injurious to the prop-
erty or improvements in such vicinity and zone in which the
property is located.
4. That the granting of such variance will not adversely affect
the comprehensive general plan.
AND FURTHER, that this variance is granted subject to the following condition:
I. An affidavit be required covering the bar sink shown on the
plans to insure that this bar sink will be used in conjunct-
ion with the single family residence only.

The foregoing Resolution BZA 154-82 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held on July 17, 1972, by the
fol lowing vote:
AYES: Comms. Basila, Schubert, Chmn. Alton
NOES: None
ABSENT: Comms. Ostermann, Williams

of Zoning Adjustments of the City of Hermosa Beach at~ regular meeting held on
