C. 154-352 q A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH GRANTH,U A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON 4TH STREET IN THE CITY OF HERMOSA BEACH, CALIFORNIA THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does resolve as followsz WHEREAS, there was filed with this Commission, under the provisions of Ordinance N. s. 154, application for zone variance by Chester Clyde Stewart upon property owned by the applicant and located at 820-4thStreet; and WHEREAS, the Planning Commission of the City of Hermosa Beach did on December 11, 1961, conductua public hearing to consider this application to permit construction of a storage room on the rear of theproperty having no rear setback in lieu of required 3', for use with commercial building adjoining at 344 Pacific Coast Highway, there being a nonconforming, single- family residence eristing on the property which is zoned C-3, on that property described as follows: The westerly 12' of Lot 12 and the easterly 30' of Lots 14 and 15, Hurd's Ocean View Tract; NOW., THEREFORE, BE IT RESOLVED that, in view of the findings at said hearing, the Planning Commission does hereby grant tbis zone variance for the reasons that the proposed structure will not be any more detrimenta.J,.fuaterially than what is already there; there will apparently not be any additional parking required; the land area in question would involve no additional parking problems in the area; the proposed building to be fire resistant; and that it does appear to the Planning Commission that it would be a hardship to the owner if this request were not granted. The foregoing resolution was adopted by the Planning Commission at a regular meeting held on the 11th day of December, 1961, by the following vote: AYES: NOES: ABSENT: Comm. Noble, Johnson, Viault, Jµack, Locken and Vice Chairman Hales. None. Chairman Fredricks. CE!TIFICATION I here·by certify that the foregoing resolution, P.
