BEACH GRA.~ING A ZONE VARIA.~CE UPON CERTAIN PROP.ERTt LOCATED
ON 25th STRIIB'l' IN THE CI1'Y OF HERMOSA BEACH, CALTFORNIA
THE PLAi'iNING COHMISSION OF TnE CITY OF HERMOSA BEACH does resol~a as follows:
WHEREAS st there was filed wl th this Comm:i.ss_i_on, u::.1de'f.~ the provisions of
Ordinance N. S. 154, application for zone variance by Floyd A .. Hawks upon
proper ty owned by t l1e applicant and looat~qa.t 463-:-25th Street; and
WF-IEREAS, the PlalliU.l'J& Commi.ssi.on of t.M City of Hermosa Beacn did on
January 8, 1962, conduct a public hearing to.consider this application
to permit -redivision of Lots 1 and 2, Block 3, Hermosa Terrace Tract, by
adding 3.3' of Lot 2 to the northwest corner of Lot 1, said parcel measm·i~
3. 3 t in width on the w,est boundary, extending eastllOO' to zero width ayt'he
no't'theast corner of Lot; 1; l
NOW, Tf-lE.~Eti'ORE, BE ~T RESOLVED that, in view of the f~njings at said hearing,
the Planning Commissi on does her eby grant this zone variance fo~ the reasons
that it will give t11e house on Lot 1 as described on the,i>lot plan an ade{uate
side yard; give clear title to the fence on the uorth side of the parcel to
the owners of Lot l; and even though this is technically a lot split within
the meaning of ·the ordinance, there is such a minimal antO\Ult of l and involved
as far as a lot split is co~1.1e'l'.'ned and not a lot sp1i·!: wi t:ii.n ti1e 'l !JUUl s•?use
of th~ word as it is under stood, it would be a hardship to t!le applicant not
to grant this variance.,
The foregoi11g resolution was adopted by the Planning Comnii.s:si..on at a regular
meeting held on the 8th day of January, 1962, by the following vote:
