A RESOWTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH
GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON 19TH STREET
IN THE CITY OF HERMOSA BEACH, CALIFORNIA
THE PLANNING COMMISSION of the City of Hermosa Beach does resolve as follows:
WHEREAS, there was filed with this Commission, under the provisions of
Ordinance N. s. 154, application for zone variance by Fred V. Kerwin upon
property owned by the applicant and located at 17~19th Street; and
WHEREAS, the Planning Commission of the City of Hermosa Beach did, on
February 13, 1962, conduct a duly advertised public hearing to consider this
application to permit an addition of a garage and sun deck, over 30% floor
area of existing rear buil<ling that has a 2' sideyard in lieu of 3t and 2'
rear setback in lieu of 5'; addition to be 3' from stairs of front house in
lieu of 6'j and to add fireplace on front house to encroach 2' into 3'
westerly sideyard in lieu of maximum encroachment of 61•, on that property
described as follows:
Lot 15, Block 20, Hermosa Beach 1ract;
NOW, THEREFORE, BE IT RESOLVED that, in view of the findings at said hearing,
the Planning Commission does hereby grant this zone variance for the reasons
that the existing setbacks are established and do not alter the condition for
the addition; that the fireplace encroachment is not a detriment on the basis
that it is adjac~~t to a street and there is full access on all pieces of the
property. '
The foregoing resolution was adopted by the Planning Commission at a regular
meeting held on February 13, 1962, by the following vote:
