C. 154-370 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH DENTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON TWENTIETH STREET IN THE CITY OF HERMOSA BEACH, CALIFORNIA THE PLANNING COMMISSION of the City of Hermosa Beach does resolve as follows: WHEREAS, there was filed w.ith this Commission, under the provisions of Ordinance N. s. 154, application for zone variance by Dean and Celeste Johnston upon property ovm.ed by the applicants and located at 1218-20th Street; and WHERE.AS, the Planning Commission of the City of Hermosa Beach did, on March 12 and April 9, 1962, conduct a duly advertised public hearing to consider this application to permit division into two thirtywfoot wide,!ots approximately 85' and 87' in depth:,of that property described as follows: Lots 149, 150 and the easterly 10' of Lot 151, Walter Ransom Company's Redondo Home Tr.act; NOW, THEREFORE., BE IT RESOLVED that, in view of the findings at said hearing, the Planning Connnission does hereby deny this zone variance for the reasons the lot split as proposed would again create substandard lots which previously had been combined to a standard lot, and it would be a detriment to the area. The foregoing resolution was adopted by the Planning Cormnission at a regular meeting held on April 9, 1962, by the following vote: AYES: NOES: ABSENT: Co:rmn. Noble, Viault, Black, Hales and Chairman Fredricks. None. Comm. Johnson and Locken. Comm. Noble -Feel the opposition of :t!he citizens in the innned:i.ate proximity to the subject property is very valid and would certainly be taken into consideration as a reason for denying this request. Chairman Fredricks' - I think we are bound as a Planning Co..,unission by the previous resolution which was assented to by the then property owners. Comm. Hales - I do not believe it to the welfare of the city to continue the use of substandard lots. CERTIFICATION
