ARESOWTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED
ON BONNIE BRAE STREET IN THE CITY OF HER.t'1OSA BEACH, CALIFORNIA
THE PLANNING COMMISSION OF THE CirY OF HERMOSA BEACH does resolve as follows:
WHEREAS r there was filed with this CoiTll1t.;_.iwb11, 1rnder the provisions of
Ordinance N. s. 154, application for zone variance by George E. and Meva L.
Hutchins on property owned by the applicants and located at 1257~1259 Bonnie Brae;
and
WHEREAS, the·Planning Commission of the City of Hermosa Beach did on
May 14, 1962, conduct a duly advertised public hearing to consider this
application to permit bedroom,· bath and laundry room addition to one unit., of an
existing duple:-:c in an R-1 zone, on that property described as follows:
Lot 9, Bloc~ 2, G. G. Allen Tract;
NOW, THEREFORE,BE IT RESOLVED that, in view of the findings at said hearing,
the Planning Commission does hereby grant this zone variance for the addition
of a bedroom, bath and laundry room t~ the existing front unit, with the
provision that the applicant shall file with the County Recorder's office an
affidavit indicating that he will not rent this new addition separately as a
unit, for the reasons t~at the e:xisting· structure, although nonconforming in
an R-1 zone, is less than ten years old, and therefore the denial of this
request would not hasten the removal of the nonconforming structure at a date
appreciably sooner than had the addition not been built; and the addition
should impose no hardship on adjacent properties , as tha pr-esent setbacks
are in excess of that which is requix-ed 1Jy th~ zoning ordinance.
THE foregoi ng resolution was adopted by t he Planning Commission at a regular
meetin& held on the_l4th day of May, 1962, by the following vote:
