A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH
RECOMMENDING THE AMENDMENT OF THE ZONING MAP OF ARTICLE 3, SECTION 302,
OF THE ZONING ORDINANCE~ ON PROPERTY LOCATED ON PROSPECT AVENUE, IN
THE CITY OF HER.i\fOSA BEACH, CALIFORNIA
THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does resolve as follows:
WHEREAS, there was filed with this Commission, under the provisions of
Ordinance N. s. 154, application for zone amendment fromR-1 to C-3 by
John A. and Marie E. Pierce of that property located at 2301 Prospect Avenue,
the northerly 112.5' of Lot 5, Block 83, Second Addition to Hermosa Beach; and
WHEREAS, the Planning Commission of the City of Hermosa Beach did on July 9,
1962, conduct a duly advertised public hearing to consider this application;
NOW, THEREFORE, BE IT RESOLVED that the Planning Conanission reconm.end to the
City Council the amending of the Zoning Map as set forth herein, subject to
the following conditions:
That there shall be recorded with the County Recorder a joint agreement among
the owers of t~e subject property, the LuckydMarket property, and the
Sachau ppoperty~. their heirs and assignees, that the property is t'o be used
as per the Precise Plan approved as long as the Precise Plan remains in force,
this agreement first being approved by the City Attorney of the City of
Hermosa Beach; and further, that if this agreement cannot be obtained, C-3
zoning will still be granted this subject property when an adequate precise
plan, showing a minimum of one stall for every 300 square feet floor area,
is presented to the Planning Connnissien for review;
for the reason that the change of zone would not be deti:imental to the general
plan; it would not be degrading t~ the area, and is a proper development
adjacent to the existing and proposed com __ mercial properties to the north.
The foregoing resolution was-adopted by the Planning Commission at a regular
meeting held on July 9, 1962, by the following vote:

Comm. Noble, Johnson, Viault, Black, Locken, Hamilton and
Chairman Hales.
