A RESOLUTION QF THE PI.ANNING COMMISSION OF THE CITY OF HERMOSA
BEACH DENYING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON
THE STRAND IN THE CITY OF HERMOSA BEA.CH, CALIFORNIA
THE PIANNING COMMISSION af the City of Hermosa Beach does resolve as follows:
WHEREAS, there wu:s filed with this CoDIIllission, under the provisions of Ordinance
N. S. 154, application for zone variance by Carl E. and Mary E. Johnson on
property owned by the applicants and located at 2666 Strand; and
WHEREAS, the Planning Commission of the City of Hennosa Beach did on September 11,
1962, conduct a duly advertised public hearing to consider this application to
improve, enlarge and maintain a rental unit on the ground level below an existing
residence, by adding two bedrooms and bath, the property presently existing as a
nonconforming building and nonconforming use, being improved with a family
residence, a rental unit on the rear of the lot, and the unit for which the
variance is sought, and described as follows:
Lo·t 11, Block 27, Hermosa Beach Tract;
NOW, THEREFORE, BE IT RESOLVED that, in vie~ of the findings at said hearing,
the Planning Commission does hereby deny this zone variance for the reasons that
there has been no hardship shown to indicate the necessity of granting the
variance; the remodeling of an existing nonconforming structure is against the
ordinance now standing; there has been no showing-of any exceptional or extraordinary
circumstance to warrant the granting of a variance, and to grant this application
would simulate multiple zoning which would be spot zoning in this R-1 area.
The foregoing resolution was adopted by the Planning Connnission at a regular
meeting held on the 11th day of September, 1962, by the following vote:
