C. 15~399 A RESOLUTION OF THE PI.ANNING COMMISSION OF THE CITY OF HERMOSA BEACH GRANTING A ZO.~ VARIANCE UPON CERTAIN PROPERTY LOCATED ON PROSPECT AVENUE IN THE CITY OF HERMOSA BEACj, CALIFORNIA THE PIANNING COMMISSION OF THE CITY OF HERMOSA BEA.CH does r esolve as f ol l ows: \mEREAS, there was filed with t his Commission, under the provisions of Ordinance N. s. 154, appli cati on for zone variance by William F. Bahner on property owned by the appl icant and located at 1529 Prospect Avenue; and WHEREAS, the Planning Commission of the City of Hermosa Beach did on October 8, 1962, conduct a duly advertised public hearing t o consider this application to per mit division of Lot 54 , E. B. SJJi.th's Replat, into two parcels having frontages on Campana of 74.2' and 38.25' r e spectively and less than the requir ed 4,000 square f eet for each parcel; NOW, THEREFORE, BE IT RESOLVED that, in view of the findings at said hearing, the Planning Commission does hereby grant this zone variance for lot division as shown on the survey as submitted for the reasons that although the property is lacking by 1,9u the 40' width and approximately 500 square feet i n overall area for the southerly parcel, it has been shown to be an adequate building site for the purposes of R-1 development; and further it would be a hardship on petitioner to deny the variance and have the land stand .§acant; the lot has access from two sides from adjacent streets, and there is a 10' parkway on the Prospect side of the southerly lot, and the l .andscaping can be developed i n a normal manner for a l egal sized lot, and for all appearances this lot would be practical to build on. The f oregoing r esoluti on was adopted by the Planning Commission at a regular meet i ng held on the 8th day of October, 1962, by the f ollowing vote: AYES: NOES: ABSENT : Comm.
