A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH
GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON PIER AVENUE
IN THE CITY OF HERMOSA BEACH, CALIFORNIA
THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does resolve as follows:
WHEREAS, there was filed with this Commission, under the provisions of
Ordinance N. S. 154, application for zone variance by Faul J. Harbach on
property owned by the applicant and located at 1029 and 1035 Pier Avenue; and
WHEREAS, the Planning Commission ot the City of Hermosa Beach did on
November 13, 1Y62, conduct a duly advertised public hearing to consider this
application to permit, t·or one year use, conversion of two garages at
102~ Pier Avenue into office for rental business at 1035 Pier Avenue, Lot 1,
Byerly Tract; seven units with remaining five garages at 1029 Pier Avenue on
Lots 1 and 2, Block 1, G. G. Allen Tract, comprising a nonconf'orming use in
a C-3 zone;
NOW, THEREFORE., BE IT RESOLVED that, in view of the findings at said hearing,
the Planning Commission does hereby grant this zone variance, permitting
a new, conforming use while there now exists a nonconforming use on the
property, allowing for one year's use the conversion of two garages at 1029 Pier
Avenue into an office for a rental business at 1035 Pier Avenue, as it has been show
to the Corrnnission that a severe hardship would be rendered to the applicant if this
variance were not granted due to the time element involved with the new rental
quarters in another area; this will not change the overall parking circumstances
because of the non-use of one garage of substandard size; and there are spaces for
at least four cars tor otfstreet parking.
The foregoing resolution was adopted by the Planning Commission at a regular
meeting held on the 13th day of November, 1962, by the following vote:
