HomeMy WebLinkAboutPC Resolution 91-01 - (36 15th),---1 2 3 4 5 6 7 8 9 10 11 12 13 ( 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 91-1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, VESTING TENTATIVE PARCEL MAP #22666 AND PRECISE DEVELOPMENT PLAN FOR A 2-UNIT CONDOMINIUM AT 36 15TH STREET, LEGALLY DESCRIBED AS LOT 30, BLOCK 15, HERMOSA BEACH TRACT WHEREAS, the Planning Commission held a public hearing on January 2, 1991 to receive oral and written testimony regarding an application for a Conditional Use Permit at 36 15th Street and made the following findings: A. The map is cons is tent with applicable general and spec i fie plans; B. The site is zoned R-3 and is suitable for the type and density of the proposed development; C. The development shall pose no threat to the public safety and welfare; D. The subdivision or type of improvements are not likely to cause serious public health problems; E. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; F. Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Tentative Parcel Map 1122666, and a Precise Development Plan for a 2-unit condominium project at 36 15th Street subject to the following conditions: 1. The proposed development shall be in substantial conformance with submitted plans. Any minor modification shall be reviewed and approved by the Planning Director. - 1 - .. Covenants, Conditions, and restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. b. Proof of recordation of approved CC&R's shall be submitted to the Planning Director within six (6) months after City approval of the Final Map. c. The address of each condominium unit shall be conspicuously displayed on the front street side of the building with externally or internally lit numbers and the method for illumination shall be shown on the plans. 9. The street name, "Fifteenth Street" shall be displayed with the address numbers for the units facing the alley. 10. Automatic rol 1-up garage doors shal 1 be installed on al 1 garage door openings. 11. Two (2) copies of revised plans including site, elevation, and floor plans shall be submitted for review and approval by the Planning Director prior to the issuance of any Building Permit: a) The Site Plan shall clearly show that the easterly side yard is a minimum of four (4) feet. b) The downstairs bathtub shall be eliminated, and the size of the bathroom shall be reduced to include only a toilet and sink. c) Plans shall clearly show that a minimum of 200 cubic feet of storage space will be provided. d) Only one on-street parking space shall be removed, and the applicant shall be required to pay for any realignment of parking spaces. 13. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of the Building Permits. 14. The Conditional Use Permit shall be null and void one and one-half years from the date of approval unless Building Permits have been obtained and approval of the Vesting Tentative Parcel Map shall become null and void twenty-four months from the date of approval unless the final map is finaled. The applicant may apply in writing for an extension of time to the Planni ng Commission pr ior to the date of expiration.
