HomeMy WebLinkAboutPC Resolution 91-43 - (167 Ardmore)1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 91-43 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A REQUEST FOR AN EXCEPTION FROM SECTION 13-7(B) OF THE ZONING ORDINANCE TO ALLOW AN ADDITION TO AN EXISTING NONCONFORMING STRUCTURE TO EXCEED SO% OF REPLACEMENT VALUE AT 167 ARDMORE AVENUE AND LEGALLY DESCRIBED AS LOT 15, TRACT NO. 256 WHEREAS, the Planning Commission held a hearing on July 2, 1991, regarding an application for an exception, pursuant to section 13-7(B), to allow more than a 50% addition to a nonconforming structure, and made the following findings: A. The applicant is proposing an addition to an existing single-family dwelling which results in an addition/remodel equivalent to 96% of the replacement value of the existing structure; B. The structure is nonconforming only in respect to its garage setback from the front property line which is 11 feet rather than the currently required 17 feet; C. Approval of the addition is consistent with the intent and goals of Article 13 of the zoning ordinance; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby grant a request for an exception, pursuant to Section 13-7(B) of the zoning ordinance, to allow more than a 50% addition/remodel to an existing nonconforming structure subject to the following conditions: 1. The proposed development shall be in substantial conformance with submitted plans. The project shall comply with the provisions of Article 13 of the zoning ordinance. 3. Proper permits shall be obtained from the Department of Bui !ding and Safety for the spa and canopy located in the rear yard prior to the issuance of any building permits for the proposed addition.
