RESOLUTION OF INTENTION TO EXCHANGE THE PROPERTY OF
THE HERMOSA BEACH CITY SCHOOL DISTRICT
WITH PROPERTY OF
THE CITY OF HERMOSA BEACH
AND PRESCRIBING THE TERMS THEREOF.
RESOLVED by the GOVERNING BOARD OF THE HERMOSA BEACH CITY SCHOOL DISTRICT
of Los Angeles County, State of California, that
WHEREAS the Hermosa Beach City School District is the owner of certain real
property hereinafter described, which property is not needed for school classroom
buildings by the District, and the City of Hermosa Beach is the owner of certa~n
real property hereinafter described and
WHEREAS it appears to be in the best interest of the District that said
property be exchanged for said property of the City of Hermosa Beach, pursuant to
Section 16201 et seq. of the California Education Code.
NOW, THEREFORE, it is hereby found, determined and ordered:
1. That this Board authorize execution of the Agreement for Exchange
of Real Property of the Hermosa Beach City School District for Real Property of the
City of Hermosa Beach as set forth and described in Exhibit "A" attached to this
Resolution, at the first regular meeting of this Board following publication of this
Resolution pursuant to Education Code Section 16203.
2. That the terms and conditions of said exchange of real property auth
orized by this Resolution a.re as set forth in Exhibit 11A11 attached hereto; and
3. That the District Superintendent is hereby directed to cause a copy of
of this Resolution, together with the attached Exhibit "A11 , to be published in
accordance with the provisions of Section 16203 of the Education Code.
Unanimously passed and adopted at the regular meeting of the Governing
of the Hermosa Beach City School District on March 17, 1975 at Hermosa Beach,
California.

Legal Description:

Hermosa Beach
Lots 7, 8 , 9, 10, and 11 of Block 131 , and lots 23, 24, 25,26,27,
28, 29, and 30 of Block 130 of the Shakespeare Tract in the City
of Hermosa Beach, County of Los Angeles, State of California,
recorded in Book 16789 , Page 29 of the records of Los Angeles County.
Property of the City of Hermosa Beach to the Hermosa Beach City School
District
Lots 19 and 20 of the Hermosa Garden Tract, in the City of Hermosa
Beach, County of Los Angeles, State of California, recorded in
Book 10, Page 65 of the records of Los Angeles County; and the
vacated Seventeenth Street from its intersection with Valley Drive
to its intersection with Valley Park Avenue , in the Ci ty of Hermosa
Beach, County of Los Angeles, State of California.

The Hermosa Beach City School District retains the ri ght to use
said pr op erty exchanged to the City of Hermosa Beach for school
purposes. Any further development of said property should be by
mutual agreement. The district will effect a grant deed of a fee
simp l e determinable with the possi.bility of reverter so that if
the property is not used as parks, that the property is automatically
reverted back to the school district.
