RESOLUTION P.C. 91-57
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, VESTING
TENTATIVE PARCEL MAP 1122916 AND PRECISE DEVELOPMENT PLAN FOR A
2-UNIT CONDOMINIUM PROJECT AT 228 ARDMORE AVENUE, LEGALLY
DESCRIBED AS LOT 76, WALTER RANSOM COMPANY'S VENERABLE PLACE
WHEREAS, the Planning Commission held public hearings on
August 6, September 3, and October 1, 1991 to receive oral and
written testimony on this matter and made the following Findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-2 and is physically suitable for the type
and density of the proposed development;
C. The subdivision or type of improvements are not likely to
cause serious public health problems;
D. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
E. Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's General
Plan, and is compatible with the immediate environment;
F. The project will conform to all zoning and condominium
criteria and will be compatible with neighboring residential
properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve a
Conditional Use Permit and Vesting Tentative Parcel Map 1122916
for a 2-unit condominium project at 228 Ardmore Avenue subject to
the following conditions of approval:
1. The proposed development shall be in substantial conformance
with submitted plans as modified to meet the conditions
below; any minor modifications shall be submitted to the
Planning Director for approval. Significant modifications
will require review and approval by the Planning Commission.

2. Revised plans shall be submitted to the Planning Director for
review and aproval prior to the issuance of building permits
to show the following;
3. The project shall meet all requirements of the Condominium
Ordinance.

Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
Proof of recordation of approved CC&R's shall be
submitted to the Planning Director six (6) months after
recordation of the Final Map.
Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
4. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
5. Three (3) copies of a revised landscaping plan indicating
size, type (botanical and common name) and quantity of plant
materials shall be submitted to the Planning Director for
review and approval prior to issuance of any Building
Permits.

An automatic irrigation system shall be provided, and
shall be shown on plans.
Drought tolerant species shall be used. The "Landscape
Water Conservation Handbook" prepared for the West Basin
Municipal Water District should be consulted for choice
of appropriate plants.
6. Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
Planning Director.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
7. Any satellite dish antennas and/or similar equipment shall
comply with the requirements of Section 1227 of the Zoning
Ordinance.
8. Conduit shall be installed in each unit for cable television.
9. The address of each condominium unit shall be conspicuously
displayed on the front street side of the building with
externally or internally lit numbers and the method for
illumination shall be shown on plans.
10. The street name shall be displayed with the address number
for any units facing an alley.

11. Automatic garage doors shall be installed on all garage door
openings. For garage doors facing the street with less than
a 2O-foot setback roll-up garage doors shall be installed.
12. The final map shall be recorded prior to the issuance of
building permits unless the Directors of the Planning
Department and the Building Department give prior approval.
13. Two (2) copies of final building plans, including site,
elevation, and floor plans, which are consistent with the
conditions of approval of this Conditional Use Permit, shall
be for reviewed and approved by the Planning Director prior
to issuance of any Building Permits.
14. An "Acceptance of Conditions" form shall be executed by the
current property owner and submitted to the Planning
Department prior to the issuance of any Building Permits.
15. The Conditional Use Permit shall be null and void eighteen
(18) months from the date of approval unless Building Permits
have been obtained and approval of the Vesting Tentative
Parcel Map shall become null and void twenty-four (24) months
from the date of approval unless the map is f inaled and the
project is implemented. The applicant may apply in writing
for an extension of time to the Planning Commission prior to
the date of expiration of either the C.U.P. and/or the
Vesting Tentative Tract Map.
