HomeMy WebLinkAboutPC Resolution 91-58 - (345 Manhattan Ave)2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 91-58 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A VESTING TENTATIVE PARCEL MAP #20755 FOR A 2-UNIT CONDOMINIUM SUBDIVISION FOR A PROJECT AT 345 MANHATTAN AVENUE, LEGALLY DESCRIBED AS LOT 13 TRACT 1076. WHEREAS, the Planning Commission held a public hearing on September 17, 1991, to receive oral and written testimony on this matter and made the following Findings: A. The map is consistent with applicable general and specific plans, and is consistent with the previously approved map which expired on April 19, 1991. B. The two-unit project on the site is already constructed in conformance with condominium standards and zoning standards and the zoning designation of R-3 has not changed; C. The subdivision or type of improvements are not likely to cause serious public health problems; D. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; E. Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan, and is compatible with the immediate environment; F. The existing project conforms to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve Ves ting Tentative Parcel Map 1120755 for a 2-unit condominium subdivision at 345 Manhattan Avenue subject to the conditions contained in Resolution P.C. 89-35, except that the vesting -1 - 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 tentative map shall expire in one (1) year from the date of this approval.
