HomeMy WebLinkAboutPC Resolution 91-65 - (1107 Loma Drive),, 1 ' 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 91-65 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AMENDMENT TO ALLOW THE ADDITION OF A MEZZANINE LEVEL TO AN EXISTING 4-UNIT CONDOMINIUM AT 1107 LOMA DRIVE, LEGALLY DESCRIBED AS LOT 1, PARCEL MAP 201-56 WHEREAS, the Planning Commission held a public hearing on October 15, 1991 to receive oral and written testimony on this matter and made the following Findings: A. The applicant is proposing to add a mezzanine level and deck to the second floor of each unit in an existing 4-unit condominium. B. The site is zoned R-3 and is physically suitable for the type and density of the proposed development; C. Design of the proposed addition is compatible and consistent with applicable elements of the City's General Plan, is compatible with the existing structure, and is compatible with the immediate environment; D. The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a Conditional Use Permit Amendment to allow an addition of a mezzanine level to an existing 4-unit condominium project at 1107 Loma Drive subject to the following conditions of approval: 1. The proposed development shall be in substantial conformance with submitted plans as modified to meet the conditions below; any minor modifications shall be submitted to the Planning Director for approval. Significant modifications will require review and approval by the Planning Commission. 2. Architectural treatment shal 1 be as shown on the submitted building elevations and the exterior wall material and window types shall match those on the existing portion of the building to remain. 3. This resolution of approval does not release the owner responsibility for obtaining a signed approval from condominium homeowners association; a copy of association's written approval shall be submitted to Building Department prior to obtaining building permits. from the the the 5. Two (2) copies of final building plans which are consistent with the conditions of approval of this Conditional Use Permit, shall be for reviewed and approved by the Planning Director prior to issuance of any Building Permits. 6. An "Acceptance of Conditions" form shall be executed by the current property owner and submitted to the Planning Department prior to the issuance of any Building Permits. 7. The Conditional Use Permit shall be null and void two years from the date of approval unless Building Permits have been obtained. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration of the C.U.P.
