RESOLUTION P.C. 91-16
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A REQUEST FOR AN EXCEPTION PURSUANT
TO SECTION 13-7(C)(3) OF THE ZONING ORDINANCE TO ALLOW AN
EXPANSION OF AN EXISTING WALL NONCONFORMING TO THE REQUIRED SIDE
YARD SETBACK AT 1781 VALLEY PARK AVENUE, AND LEGALLY DESCRIBED AS
LOT 31, TRACT 15546
WHEREAS, the Planning Commission held a hearing on February
5, 1991 regarding an application for an exception, pursuant to
Section 13-7 (c) (3), to allow the extension of a wall to the
second story, with a nonconforming side yard setback of 3.21 feet
rather than the otherwise required 4.5 feet, and made the
following findings:
A. The applicant is proposing to remodel an existing
single-family dwelling which results in an addition/remodel
equivalent to 49% of the replacement value of the existing
structure;
B. The proposed expansion of the existing nonconforming wall is
minor and necessary for the logical extension of said wall up
to the second story;
C. The nonconforming side yard is generally consistent with the
majority of existing side yards on the "block" as defined b
the zoning ordinance;
D. The remodel and expansion are consistent with the intent an
goals of Article 13 of the zoning ordinance;
NOW, THEREFORE, the Planning Commission of the City o
Hermosa Beach, California does hereby approve a request for a
exception, pursuant to Sect ion 13-7 (c) (3) of the zonin
ordinance, to allow the expansion of a wall with a nonconformin
side yard setback at 1781 Valley Park Avenue subject to th
following condition:

1. The proposed development shall be in substantial conformanc
with submitted plans. Any modifications shall be reviewe
and approved by the Planning Director.
2. The project shall comply with the provisions of Article 13 o
the zoning ordinance.
