HomeMy WebLinkAboutPC Resolution 91-31 - (1645 Valley)1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 91-31 A RESOLUTION OF PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A PRECISE DEVELOPMENT PLAN TO AUTHORIZE THE INSTALLATION OF TWO ATTACHED RELOCATABLE CLASSROOMS AND TO GRANT A WAIVER FROM THE SETBACK REQUIREMENTS OF THE OPEN SPACE ZONE TO ALLOW A SETBACK OF FIFTEEN ( 15) FEET RATHER THAN THE REQUIRED TWENTY (20) FEET AT THE HERMOSA VALLEY SCHOOL SITE AT 1645 VALLEY DRIVE AND LEGALLY DESCRIBED AS LOTS 15, 18 AND 21, AND A PORTION OF LOT 10, BLOCK 71, SECOND ADDITION TO HERMOSA BEACH TRACT; LOTS 6 AND 40, HISS' ADDITION TO HERMOSA BEACH TRACT; LOTS 1-20 INCLUSIVE, HERMOSA GARDEN TRACT WHEREAS, the Planning Commission held a public hearing on May 7, 1991, to receive oral and written testimony regarding the requested precise development plan and waiver and made the following findings: A. The addition of the subject classrooms adds 1,920 square feet to the existing building area of 16,500 square feet and, therefore, is not a significant increase to the existing low intensity of building on the site; B. Granting the Precise Development Plan and Waiver will not be detrimental to surrounding properties; c. Compliance with the conditions of approval will mitigate any negative impacts from the additional classrooms; NOW, THEREFORE, the Planning Commission of Hermosa Beach, California does hereby approve a Precise Development Plan, to authorize the installation of two attached "relocatable" classroom structures at the Hermosa Valley School site, subject to the following conditions: 1. To minimize the noise impact of air conditioning units exposed on the southerly side of the structures, said units shall be enclosed, or, relocated to the opposite side of the building within 60 days; the enclosures shall be adequate to reduce noise to within compliance with noise ordinance. -1 - 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 Review and approval by the Planning Director prior to construction shall be required.
