HomeMy WebLinkAboutPC Resolution 91-25 - (349 29th),,.,-~ 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 91-25 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A REQUEST FOR AN EXCEPTION FROM SECTION 13-7(B) OF THE ZONING ORDINANCE TO ALLOW AN ADDITION TO AN EXISTING NONCONFORMING STRUCTURE TO EXCEED 50% OF REPLACEMENT VALUE AT 349 29TH STREET, AND LEGALLY DESCRIBED AS LOT 37 BLOCK 115, SHAKESPEARE TRACT WHEREAS, the Planning Commission held a hearing on.April 2, 1991, regarding an application for an exception, pursuant to section 13-7(B), to allow more than a 50% addition to a nonconforming structure, and made the following findings: A. The applicant is proposing to remodel an existing duplex and convert said duplex to a single dwelling unit, which results in an addition/remodel equivalent to 98% of the replacement value of the existing structure; B. The addition and remodel are consistent with the intent and goals of Article 13 of the zoning ordinance; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby a request for an exception, pursuant to Section 13-7(B) of the zoning ordinance, to allow more than a 50% addition/remodel to an existing nonconforming structure subject to the following conditions: 1. The proposed development shall be in substantial conformance with submitted plans. Any modifications shall be reviewed and approved by the Planning Director. 2. Prior to the issuance of building permits, submitted building plans shall clearly show that lot coverage does not exceed 65%. 3 . The project shall comply with the provisions of Article 13 of the zoning ordinance.
