HomeMy WebLinkAboutPC Resolution 87-05•;. 1 RESOLUTION P.C. 87-5 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 11BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE 3 TRACT MAP #18351, AND A NEGATIVE DECLARATION FOR A TWO-UNIT CONDOMINIUM CONVERSION AT 1525 MANHATTAN AVENUE. 4 WHEREAS, the Planning Commission held a hearing on this matter on 51 1January 20, 1987, and made the following Findings: 6 II 1. 7 112. 8 The project will not have a negative impact on surrounding properties and residents. The project conforms to applicable general and specific plans. gl lNOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve a Conditional Use Permit, Tentative Tract Map lO l l/118351 and Negative Declaration for a two-unit condominium conversion at 1525 Manhattan Avenue subject to the following ll l lconditions: 12 II 1. 13 14 112. 15 16 17 18 19 20 21 22 113. 231 14. 24 25 115. 26 27 28 Three (3) copies of revised plans shall be submitted to the Planning Director for approval prior to the issuance of Building Permits. The project shall meet all construction standards in the Condominium Ordinance in effect at the time of submittal of the application for the Conditional Use Permit. a. Convenants, Conditions, and Restricitons in compliance with Section 9.5-25 of the Condominium Ordinance shall be submitted and approved by the Planning Director prior to the issuance of building permits. Proof of recordation of approved CC&R's shall be submitted to the Planning Director prior to the approval of the Final Map. b. The CC&R's shall specify that a maximum of 2 units are permitted on the property unless otherwise approved by the City. There shall be compliance with all requirements of the Public Works Department and Fire Department. The proposed development shall be consistent with submitted plans including all architectural features; any modifications shall be submitted for approval by the Planning Director. Three (3) copies of a landscape plan indicating size, type, and quantity of plant materials shall be submitted for review and approval be the Planning Director prior to issuance of any building permits. a. An automatic landscape sprinkler system shall be provided. -1 - :-!'· 11 6. 11 1 2117. 3 411 8. 5 A trash area shall be shown on the plans and submitted for approval by the Planning Director prior to the issuance of any building permits. Elevations shall be as shown on submitted plans; any modifications shall be submitted to the Planning Director for review and approval. A Final Parcel Map shall be filed within twenty-four (24) months from the date of the tentative tract map approval, or the map shall become null and void. 6 11 voTE: 7 AYES: Comms.
