o f this property from the pre vious owne r , and tha t the de velopment o f t he en t ire parcel
i s such tha t little c a n be done a t th is d a te to rectify th e si t uation.
2 . Tha t the proposed i mprovements to said pro pert y will e nhan ce the a ppearanc e
and utili ty of sa id prop ert y a nd will in effe ct, cre a te no additional non
