A RESOLUTION OF THE PLANN ING COMMISSION OF THE C ITY OF HERMOSA BEACH
DENYING A ZONE VAR IANCE UPON CERTAIN PROPERT Y LOCATED ON FIRST PLACE
IN THE CITY OF HERMOSA BEACH, CALIFORNIA
THE PLANNING COMMISSION of the City of Hermosa Beach do es resolve as follows :
WHEREAS, there was filed with this Commission, unde r thepprovisi ons of
Ordinance N.S. 154, application for zone variance by John W. and Patricia
A. Aust upon proper ty owned by th e applicants and located at 120 7 First Place; and
WHEREAS, the Planning Commissio n of the Ci t y of Hermosa Beach di d , on February
14, 1967, conduct a duly advertised public hearing to con si der this application to
per mit applicant s to divide lo ts 94 and 95 o f t ract 733 into two parcels. Par ce l
I being th e so u t h 45 ft. of lots 94 and 95 . Parcel 2 being the north 45 ft. o f
lots 94 and 95 . Add over 40% to an existing bu i ldin ~rlocat ed on the south 45
ft. o f lots 94 and 95, Tract 733 , con tainin g a two car gar a ge, rumpus room and
3/4 bath, havin g no nconfor ming sideyards of 3. l ft. and 3.26 f t . in lieu of
req uired 5 ft . Sec ond story add iti on to hav e two bed room s, living room, kitchen
and bathroom. Requ est to main tain the same sideyards on second sto ry addition
as exist ing. On p roperty described as f ollows:

NOW, THEREFORE, BE IT RESOL VED that, in view of th e findings at sa id hea ring
the Plannin g Commission does hereby de ny thi s zone-variance for the rea so ns
that the land is present ly being used as R-1 property with a 4 500 s quare foot
area, and to divide the property in the met hod pr opos ed would create two portion s
with building sit es of 2250 sq uare footage in ar ea , whi c h is substanda rd to our present
minimum standard of 4000 squ are feet, and a prec e dent could be est abli she d for
o ther pie c es of p roper t y in this are a to do l ikew i se, whe re the fron t p roperty
l i ne and th e back p roperty line both fro nt on diff erent streets, and could
be contrary to achi evement of the desired minimum square footage of 4000 square
feet.
The foregoing r eso luti on was adopted by t he Planni ng Commission at a regular
meeting held on February 14, 1967, by the following vote:
