P.C. 154-605 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH RECOMMENDING TO THE CITY COUNCIL CERTAIN ACTION REGARDING PROPERTY LOCATED ON FIRST PLACE IN THE CITY OF HERMOSA BEACH, CALIFORNIA THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does resolve as follows: WHE~EAS, the Planning Commission did, on February 14, 1967, at a duly advertised hearing, adopt Resolution No. P.C. 154-604, denying the application for zone variance of John W. and Patricia A. Aust on that property described as follows: Lots 94 and 95, Tract 733, and WHEREAS, reconsideration of this application has been requested by the City Council of the City of Hermosa Beach; NOW THEREFORE, BE IT RESOLVED that, after review of this action, it is the recommendation of the Planning Commission that said applicants• request for zone variance to divide lots 94 and 95 of Tract 733 into two parcels, parcel l being the south 45 ft. of lots 94 and 95, and parcel 2 being the north 45 ft. of lots 94 and 95; add over 40% to an existing building located on the south 45 ft. of lots 94 and 95, tract 733, containing a two car garage, rumpus room and 3/4 bath, having nonconforming sideyards of 3.1 ft. and 3.26 ft., in lieu of required 5 ft; second story addition to have two bedrooms, living room, kitchen and bathroom; request to maintain the same sideyards on second story ad~ition as existing be granted for the following reasons: 1. That the granting of this variance does not decrease the lot size, because if the existing building, which is located across the two lots, is removed, the applicants then would have two legal lots 25 ft. in width by 90 ft. in depth. 2. the re-division of these lots by making them 50 ft. in width and 45 ft. in depth is not detrimental to the neighborhood and it is apparent this will enhance said neighborhood. 3, By allowing this realignment of lots will in no way increase the density. The foregoing resolution was adopted by the Planning Commission at a regular meeting held on March 13, 1967, by the following vote; AYES: NOES: Comm. Reeves, Noble, Boice, Chairman Viault Comm. Armer, Hales Comm. Hales gave his reasons for voting 11 no11 as fol lows: l. N0 new evidence was brought to us to change my original vote. 2. It does hot seem proper on:Jprime residential property to create substandard lots of 2250 sq. ft. out of a 4500 sq. ft. lot, when our minimum land requirement is 4000 sq. ft. Planning Commission Res. P.C. 154-605 Page 2 March 13, 1967 ABSENT: 3. 8y downgrading the land in this manner it is in conflict with the goals set forth in our General Plan for 1985 of very low density residential, 0 to 15 dwelling units per acre, and the General Plan points out that this is a prime development area for residential property. Comm. Noble gave his reason for ~bstar:ning from voting on this variance at the meeting of February 14, 1967, for the reason that one of the applicants had phoned him, and he was afraid that he might be influenced by the conversation. Comm. Hamilton CERTIFICATION 1 hereby certify that the foregoing resolution, No. P.C. 154-605, was adopted by the Planning Commission of the City of Hermosa Beach at a re.gular meeting held on the 13th day of March, 1967.
