RESOLUTION NO. P.C. 154-607
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH
GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON 28TH
STREET IN THE CITY OF HERMOSA BEACH, CALIFORNIA
THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does resolve as follows:
WHEREAS, there was filed with this Commission under the provisions of Ordinance
N.S. 154, application for zone variance by Kenneth and Mary Busche on that
property owned by the applicants and located at 255 28th Street; and
WHEREAS, the Planning Commission of the City of Hermosa Beach did on February
14th, March 13th, and Apri 1 JO, 1967, conduct duly advertised public hearing
to consider this application to redivide lots 17 and 19 of block 114, Shakespeare
tract, into separate lots as original lots of record per land use map of Hermosa
Beach, and further granting on lot 17 an addition to an existing single family
structure having nonconforming garage with inside measurements of 17 1 311 in
lieu of required 18 ft. and with the provision that on lot 19 the existing
garage, now being used for I iving quarters, be converted back into available
garage facility within one year of the date of granting this variance, or soo~sr,
and that the necessary covenant be filed with the City of Hermosa Beach assuring
that this wi 11 be done within the time limit set forth, on that property
described as follows:
Lots 17 and 19, Block 114, Shakespeare Tract
NOW, THEREFORE, BE IT RESOLVED that in view of the findings at said hearings,
the Planning Commission does hereby grant this zone variance for the reason that
it has been determined by the majority of the Planning Commission that this is a
feasible solution to an existing problem in spite of the fact that there are
nonconformities now in existence, and it does not appear to be of any future
detriment to the surrounding properties.
The foregoing resolution was adopted by the Planning Commission at a regular
meeting held on the 10th day of April, 1967, by the following vote:
AYES: Comm. Noble, Boice, Hamilton, Chairman Viault
NOES: Comm. Armer, Reeves, Hales (Comm. Hales' reason being that this
is still leaving an over-usage of living units of four rather
than a normal two in an R-2 Zone.
ABSENT: None
