A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH
GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON NEPTUNE
AVENUE IN THE CITY OF HERMOSA BEACH, CALIFORNIA
THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does resolve as follows:
WHEREAS, there was filed with this Commission under the prov1s1ons of Ordinance
N.S. 154, application for Zone Variance by James C. and Jean H. Klenes on that
property owned by the applicants and located at 132-134 Neptune Avenue; and
WHEREAS, the Planning Commission of the City of Hermosa Beach did on June 12,
1967, conduct a duly advertised public hearing to consider this application
to permit applicants to reapportion lot 7, block 100, Shakespeare tract, into
two parcels each 30 ft, x 50 ft.as shown on survey plot plan. Lot 7 presently
exists as two legal building sites per official map of City of Hermosa Beach,
under separate ownership, consisting of southerly portion 30 ft. x 65 ft.
and northerly portion being 30 ft, x 35 ft. Single residence now exists
on southerly portion of lot, Property legally described as:
Lot 7, Blo::k JOO, Shakespeare Tract
NOW, THEREFORE, BE IT RESOLVED that in view of the findings at said hearing,
the Planning Commission does hereby grant this Zone Variance because it is felt
by the Commission that this realignment will arrange for a superior building
site and will not be detrimental to the surrounding neighborhood and because of
its apparrent conformity to other parcels of land in the immediate vicinity,
It is also determined that the larger parcel will be a more suitable site
for the proposed development, and it will not increase the density in the
area due to the fact that the lot already exists as two legal building sites,
The foregoing resolution was adopted by the Planning Commission at a regular
meeting held on the 12th day of June, 1967, by the following vote:
