P.C. 154-629 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH AMENDING RESOLUTION P.C. 154-624 AND GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON EIGHTEENTH STREET IN THE CITY OF HERMOSA BEACH , CALIFORNIA. THE PLANNING COMMISSION OF the City of Hermosa Beach does resolve as follows: WHEREAS, there was f iled with this Commission, under the provi sion s of Ordinance N.S. 154, application for zone variance by Herb e rt Ro se nkrantz upon property currently in escrow and located a t 922 18th St .; and WHEREAS, the Planning Commission did on Au gust 14, 196 7 at a regular meet ing, conduct a duly advertised publi c hearing tocoonsider application to permit the applicant to convert two contiguous lots (with building presently covering a portion of both lots) back into separat e lots by removing five (S) inches from the existing buildi ng wh ic h now encroaches five (5) inches into the side­ yard of the adjoining lot, leaving a zero (0) sideyard setback in 1 ieu of the required minimum 3 feet, on pro pe rty legally described as; Lots ll and 12, Bloc k 2, Johnson Newma n Camino Rea l tract; and WHEREAS, the Planning Commiss i on made a motion, which carried by unanimous vote; to re-open and con t inue t he public hearing ~0'the next regular meeting of the Commission on September 11, 1967, to allow the applicant suffi cient tim e to present an alternate plan; and WHEREAS, the applicant did appear at the mee ting of September 11, 1967, which meeting was adjourned for lac k of a quorum to a date of September 18, 1967; and WHEREAS, adjourned meeting of September 18, 1967 was held , and the applicant was presen t and a motion to grant the variance, su bject to the following conditions, did rece ive the nece ssary four (4) affirmative votes to p~ss: I, The fi replace be maintained in its existing location, and the living area tha t encroaches into the sideyard on lot 11, maintain the 3 ft, sideyard setback. 2. Expansion of the living area not to ex~eed 400/o. NOW, THEREFORE, BE IT RESOLVED that in view of the findings at said hearings, the Planning Commission does hereby grant this zone variance subject to the following conditions: 1. the fireplace be maintained in it s exis t ing location, and the living are a that e ncroaches into the sid eyard on lot 11, maintain the 3 ft. sideyard se t back. Planning Commission Page 2 October 9, 1967 2. Expansion of the Jiving area not to exceed 40%. lt has been determined that: 1. The exi!ting encroachment would not be detrimental to either property. 2. Present use of the land will be in keeping and will not affect the General Plan. 3. The motion to grant said variance, subject to certain conditions, did receive the necessary four (4) affirmative votes. 4. The granting of this minor exception would in no way be detrimental to the adjoining properties or the surrounding neighborhood. The foregoing resolution was adopted by the Planning Commission at a regular meeting held on the 9th day of October, 1967, by the following vote: AYES: NOES: ABSENT: Comm.
