A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY DF HERMOSA BEACH
GRANTING A ZONE VAR IANCE UPON CERTAIN PROPERTY LOCATED ON HOPKINS
AVE NUE IN THE CITY OF HERMOSA BEACH, CA LIFORNIA
THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does resolve as foll ows:
WHEREAS, t here was fil e d with this Commission und er the provisions of Ordinance
N.S. 154, applica t ion for zon e variance by Bryan J. Monson on t hat proper t y owned
by th e appli c ant and locat ed at 306 Hopk ins Avenue; and
WHEREAS , the Planni ng Commissi on of t he Ci ty of Hermos a Beach did on No vemb er
13 , 1967, conduct a duly adve rt ised public hearing to cons ider th is application
t o permit applica nt to ~tvkde~a lot i nto two separate pa rcels; e ach parcel
to have 34 .55 f t. wid t h at f ro nt, and a t otal of 5826 sq uare feet land ar ea
to each par ce l, o n t ha t prope r ty des crib ed as fo llow s :

lot 5, block 86 ,' 2nd a ddition to Hermosa Beach t ra c t
NOW, THEREFOR£, BE IT RE SOLVED tha t in view of the findin gs a t sa id hearing,
t he Plannin g Co1TVT1ission does he reby grant this req uest for lot division for
th e r eason it is felt tha t th e granting of the app l icat ion is just ified ,
beca us e of th e amoun t of l and area involve d in c omparison t o other parcel s in
th is par t icula r area, and that the gr anting of this ap p lication be su bj ect
to t he recomme ndatio ns of the Bu il d i ng and Plann i ng Director, which recofTVll e nd a t ions
woul d establish a twenty fo ot f ro nt setb ac k and minimum siz e of hous e (exclus iv e
