A RE SO LUTION OF THE PLANNING COMMIS S ION OF THE CITY OF HERMOSA BEACH
GRANT ING A ZONE VARIA NCE UPON CERTAIN PRO PERTY LOCATED ON TWENTY-F I FTH
STREET IN THE CITY OF HERMOSA BEACH, CAL I FORNIA.
THE PLA NN ING COMMISSION OF THE CITY OF HERMOSA BEAC H do e s re solv e as fo llows:
WHEREAS, there was fil e d with thi s Commis sion under the p rovi sions of Ordinance
N.S. 154, app lic ation for zone var ia nce by Mr . and Mrs. Marshall Smi t h on t ha t
proper t y own ed by t he applicants and loc ated at 508-S lO 25t h Str ee t; and
WHEREAS , the Planning Commission of th e Ci ty of Hermosa Beac h did on J anuary
8, 1968, c onduct a du ly advert ised public heari ng to cons ider this app li ca tio n
to a llow app li c ants to ma intain and co nti nue t he use of a thir d uni t in a R-2
zone. Said unit was con verted f rom a la und ry an d r ec reati on room in to a
separate tiw e lli ng uni t witho ut appr o val from the Her mosa Beach Building Dep a rt
men t. Uni t having 702 square fe et in lieu of r equi re d 900 sq ua re feet. Add i tio nal
ga rage facilit ies to be provided. On t hat p roper ty de scribed as fo llows :

NOW, THEREFORE, BE IT RESOL VED that in view of the findings at said hearing,
the Pl anning Commis s ion does he reby gr an t t his zone var ian ce, p r ovi ded that an
addit ional two-car gar age be e rected, to be located a t the northeast corner o f
lot 13, as ind icated on pl ot plan . Va rian c e is granted f o r t he following
reasons:
I. In combination with the pro perty own ed by the applicants to th e west o f s aid
lot , applicants hav e ma d e especially good use of the propert y and has maintain ed
i t in a ma nner wh ich i ndi ca tes t hat it wi II be wel l used i n t he future.
2. Property wa s pur chas e d as th ree units in 1963 by the applicant a nd a pplicant
was unawar e of any zoning or bu i l d ing viola t i ons on t he p roperty . Property has
bee n used in t his mann er, unt i l a r ep ort was filed with the Buil di ng De part ment
in July 1967, and s ince t hen ha s been vacant.
3. The density pat ter n wi 11 be below that r e commended in our Ge ner a l Pl an,
even wit h th e additio nal u nit.
