HomeMy WebLinkAboutPC Resolution 154-660Name: Location: Robert and Ma ry Boi ce 49 7th Street To Permit: Add over 40% to nonconforming structure (sldeyar d -garage) nonconforming Oa t e: June 3, 1968 RESOLUTION No. P.C. 154-660 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOC ATED ON SEVENTH STREET IN THE CITY OF HERMOSA BEACH, CALIFORNIA THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH does r e solve as follows: WHEREAS, there was f iled wit h this Commis s ion under th e provi sions of Ordinance N.S. 154, application for zone var ianc e by Robe rt and Mary Boice to add over 40% to an existing single fa mily residence having a nonco nforming weste rly side­ yard of 2 ft . 5 inches in lieu of th e required 3 ft. Addition t o be four fee t from existi ng gar age in lieu of req uired six feet. Existing two ca r gar age serving the singl e family r esi denc e and small unit at tach ed to said ga rage hav in g fifte en ft. widt h in lie u o f seven teen ft. requir e d. Property situat e d at 49 7th Street; and WH EREAS, t he Planning Commiss ion of t he Cit y of Hermosa Beach did on June 3, 1968, conduct a duly adv e rtis ed pu bli c heari ng to co nsid er th is application on this property, l ega lly described as: Lot 22, Block 8, Hermosa Beach tract; and WHEREAS, the applicants have agreed to the prov1s1on tha t the apartment and garage on the rear of sa i d prop er ty be removed within five (5) years, with no time ex tens ion, and that said garage and a partment be re placed with conf orming garages, and appli c ants have fur t her ag reed to sign an affidavi t to be filed with th e Bui lding Oep a r t ment, th at no fu rth e r ti me ext ensi on for varian c e wil l be reque5 te d. NOW, THEREFORE, BE IT RESOLVED that i n view of the findings at sa id he aring, t he Planning Commission does hereby grant zo ne variance with the provisions as sta ted herein, and f or th e following reasons: 1. Th e a ppli ca nts have shown the Commission that a pre sently nonconforming resid e nce wi 11 be brough t up to con f ormity. 2. The addition to said prope rty wi II make t his a mo re d e sirabl e and compatib le piece of prop e rty with the s urrounding neighbo rhood. 3. Wi th re spect to the apartmen t and garages being removed and r ep laced with conforming structure within a period o f fiv e years, applicants f urther indicate the im p rovement of this property and the in ten tions of th e Pl anning Commi ssion. 4. It has been agreed by th e appl i ca ntsthat a n aff idavi t will be sigged by them and f iled i n the Building Department, t hat the apar tme nt and nonconforming garages on th e rear of said proper ty will be r emove d and rep lace d wi t h confor mi ng stru ct u re within a period of five years fro m this date, and th a t t he applicants wil l no t req ues t any further extension of t ime. The foregoing resolution was adopted by the Planning Commission at a regular meeting held on the 3rd of June, 1968, by the following vote: AYES: PASS: NOES: ABSENT: COMM. Noble, Reeves, Hamilton, Armer, Stabler Chairman Viault None None Comm.
