HomeMy WebLinkAboutPC Resolution 86-021 2 3 4 RESOLUTION P.C. 86-2 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, TO APPROVE A CONDITIONAL USE PERMIT, TENTATIVE TRACT MAP #44387, AND NEGATIVE DECLARATION WITH MITIGATING MEA­ SURES FOR A 6 UNIT CONDOMINIUM PROJECT AT 1120 AND 1136 CYPRESS DRIVE. WHEREAS, the Planning Commission held a public hearing on 5 January 7, 1986 and made the following findings: 6 The project will not have significant negative environmental 7 impacts. 8 9 10 11 12 13 14 15 16 17 18 19 20 a. b. c. d. e. The map is consistent with applicable general and specific plans; The site is physically suitable for the type and density of the proposed development; The subdivision or type of improvements is not likely to cause serious public health problems; The subdivision or type of improvements will not con­ flict with easements, acquired by the public at large, for access through or use of property with in the pro­ posed subdivision; Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the immediate 21 environment; 22 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 23 of the City of Hermosa Beach does hereby approve a Conditional 24 Use Permit, Tentative Tract Map #44387, and Negative Declaration 25 with mitigating measures for the project, with the following 26 conditions: 27 1. A. C.C.& R.'s in compliance with Section 9.5-25 shall be submitted and approved prior to obtaining Building Per­ mits or prior to the Final Map, whichever comes first. There shall be compliance with all requirements of the Public Works and Fire Deparment. A. Landscaped areas on the east and west sides of the proj­ ect shall be raised 3 feet above grade and be accessible to a fire truck. B. Fire alarms and sprinklers shall be provided. C. In-lieu fee shall be paid for sewer construction. The proposed development shall be consistent with submitted plans, including all architectural features; any modifica­ tions shall be submitted for review and approval by the Plan­ ning Director. Three copies of a landscape plan indicating the size, type, and quantity of plant materials shall be submitted for review and approval by the Planning Department prior to issuance of any Building Permits. Elevations shall be as shown on submitted plan. A. Roofing material shall be fire retardant per the Fire Department, and also constructed of conrete, clay tile, or "thick butt" asphalt; a sample of the material shall be submitted for review and approval by the Planning Director prior to obtaining Building Permits. A final Parcel Map shall be filed within twenty-four (24) months from the date of the Tentative Map approval or the map shall be null and void.
