HomeMy WebLinkAboutPC Resolution 86-071 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 RESOLUTION 86-7 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE TRACT MAP #17350, AND NEGATIVE DECLARATION WITH MITIGATING MEA­ SURES FOR A 4 UNIT CONDOMINIUM LOCATED AT 1107 LOMA DRIVE. WHEREAS, the Planning Commission of the City of Hermosa Beach held a public hearing on February 4, 1986, to consider this mat­ ter. The Planning Commission finds the following: 1. The map is consistent with applicable general and specific plans; 2. The site is physically suitable for the type and den~ity of the proposed development; 3. The subdivision or the proposed improvements are not likely to cause substantial environmental damage; 4. The subdivision or type of improvements is not 1 ikely to cause serious public health problems; 5. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; 6. Design of the proposed subdivision is compatible and consis­ tent with applicable elements of the City's General Plan, and is compatible with the immediate environment. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a Conditional Use Permit, Tentative Tract Map #17350, and a Nega­ tive Declaration with mitigating measures for a 4 unit condomini­ um project at 1107 Loma Drive subject to the following 27 conditions: 28 1. Project shall meet all constructin standards in Chapter 9.5-1 1 2 3 4 5 6 7 8 9 10 11 12 13 ( 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 through 9.5-28 of the Condomimium Ordinance. A. C.C.&R. 's in compliance with Section 9.5-25 shall be submitted and approved prior to obtaining Building Permits. 2. There shall be compliance with all requirements of the Public Works Department and Fire Department. 3. The proposed develoopment shall be consistent with submitted plans including all architectural features; any modifications shall be submitted for approval by the Planning Director. 4. Three copies of a landsccape plan indicating size, type, and quantity of plant materials shall be submitted for review and approval by the Planning Director prior to issuance of any Building Permits. A. An automatic sprinkler system shall be provided. 5. Elevations shall be as shown on submitted plans. 6. A Final Parcel Map shall be filed within twenty-four (24) months from the date of the Tentative tract Map approval, or the map shall become null and void.
