WHEREAS, the Planning Commission of the City of Hermosa Beach a public hearing on February 4, 1986, to consider this mat- The Planning Commission made the following findings: The map is consistent with applicable general and specific plans; The site is physically suitable for the type and density of the proposed development; The subdivision or the proposed improvements are not likely to cause substantial environmental damage; 14 4. The subdivision or the type of improvements are not likely to 15 cause serious public health problems; 16 5 . The subdivision or type of improvements will not conflict 17 18 19 6. 20 21 22 23 with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and consis­ tent with applicable elements of the City's General Plan, and is compatible with the immediate environment; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 24 of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit, Tentative Tract Map #17648, and Negative 25 Declaration with mitigating measures for a 2 unit condominium 26 27 project at 2902 Hermosa Avenue subject to the following 28 conditions: 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 1. 2. 3. 4. 5. 6. 7. Gross floor area shall be reduced to conform with Section 9.5-27(E}(3) of the Condominium Ordinance, allowing 125% floor area to lot area. Plans shall be sumitted to the Planning Director for review and ap­ proval prior to the issuance of any Building Permits. Project shall meet all construction standards in Chapter 9.5- 1 through 9.5-28 of the Condominium Ordinance. A. C.C.&R.'s in compliance with Section 9.5-25 shall be sub- mitted and approved prior to obtaining Building Permits. There shall be compliance with all requirements of the Public Works Department and Fire Department. The proposed development shall be consistent with submitted plans including all architectural features; any modifications shall be submitted for approval by the Planning Director. Three (3) copies of a landscape plan indicating size, type and quantity of plant materials shall be submitted for review and approval by the Planning Director prior to issuance of any Building Permits. A. An automatic landscape sprinkler system shall be provid­ ed. Elevations shall be as shown on submitted plans. A Final Parcel Map shall be filed within twenty-four (24) months from the date of the Tentative Tract Map approval, or the map shall become null and void. 23 VOTE: 24 AYES: Comms.Compton,Rue,Schulte,Chmn.Sheldon NOES: None 25 26 27 28 ABSENT: Comm.Peirce ABSTAIN: None CERTIFICATION I hereby certify that the foregoing Resolution P.
