HomeMy WebLinkAboutPC Resolution 86-10RESOLUTION P.C. 86-10 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, APPROVING A PRECISE PLAN FOR A ZONE CHANGE FOR R-P, C-POTENTIAL TO C-3 FOR 721, 723 SIXTH STREET, LEGALLY 3 DESCRIBED AS LOT 6 AND 7, TRACT 8525. 4 5 6 7 8 9 WHEREAS, the Planning Commission held a public hearing on this matter on February 4, 1986, and made the following finding: 1. The imposition of conditions will mitigate any significant negative impacts. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 10 of the City of Hermosa Beach, California does hereby approve a 11 precise plan for 721, 723 Sixth Street, legally described as Lots 12 6 and 7, Tract 8525, subject to the following conditions: 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 1. 2. 3. 4. 5. 6. 7. 8. 9. Applicant shall provide a precise plan showing the entire project, including Lots 4, 5, 6, 7, and 27 of Tract 8525. The precise plan shall include 16 parking spaces on Lots 6 and 7 as shown on the 'Ultimate Use' plan dated 1/6/86. The parking lot shall be paved. All parking spaces shall be striped. Ingress, egress, and traffic flow shall be shown. Every parking space shall have a wheelstop, except for those spaces adjacent to tree wells. A six foot decorative block wall shall be constructed on the western property line. The design and materials shall be submitted for approval by the Planning Director. The direction of water drainage shall be noted on the precise plan. A total of four (4) tree wells shall be constructed along the western boundary. Tree wells shall be located at the head of 1 2 3 4 5 6 7 8 9 every other parking stall. The wells shall be 8 1 6 11 by 4'11" by 9'8" triangular and bordered by a 6" raised concrete curb. 10. There shall be a six (6) foot setback on the southern bound­ ary. A planter(s) shall be constructed in the setback which shall be bordered by a raised six (6) inch concrete curb. 11. All planters and tree wells shall be landscaped. All land­ scaped areas shall have an automatic sprinkler system. Three (3) sets of landscaping plans shall be submitted for approval to the Planning Director prior to obtaining any Building Permits. 12. Existing dwellings on Lot 7 shall be domolished within 6 10 11 12 months of the approval of the zone change. At no time shall the structures be used for commercial activities. 13. A covenant limiting the use of Lots 6 and 7 to parking only 13 14 shall be recorded prior to the issuance of Building Permits. 15 VOTE: AYES: 16 NOES: 17 ABSENT: 18 ABSTAIN: 19 CERTIFICATION 20 21 I hereby certify that the foregoing Resolution P.
