A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
2 BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE
TRACT MAP 1/17513, AND A NEGATIVE DECLARATION FOR A 4-UNIT CON-
3 DOMINIUM LOCATED AT 1020 MONTEREY BOULEVARD.

WHEREAS, the Planning Commission of the City of Hermosa Beach
held a public hearing on February 18, 1986 to consider this mat-

ter. The Planning Commission finds the following:
1. The map is consistent with applicable general and specific
plans;

The site is physically suitable for the type and density of
the proposed development;
The subdivision or the proposed improvements are not likely
to cause substantial environmental damage;
The subdivision or type of improvements is not likely to
cause serious public health problems;
The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
Design of the proposed subdivision is compatible and consis
tent with applicable elements of the City's General Plan, and
is compatible with the immediate environment;
22 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
23 of the City of Hermosa Beach, California does hereby approve a
2 4 Conditional Use Permit, Tentative Tract Map #17513 and a Negative
25 Declaration for a 4-Unit Condominium located at 1020 Monterey
26 Boulevard subject to the following conditions:

1. A covenant allowing not more than four (4) units on the prop
erty shall be required and recorded prior to the issuance of

any Building Permits.
Project shall meet all construction standards in Chapter 9.5-
1 through 9.5-28 of the Condominium Ordinance.
A. C.C.&R.'s in compliance with Section 9.5-25 shall be
submitted and approved prior to obtaining Building
Permits.
Project shall conform and plans shall be consistent with the
following requirements. Plans shall be submitted to the
Planning Director for approval prior to the issuance of any
Building Permits.
a. Height limitation, as stated in Section 601 of the
Zoning Ordinance.
b. Loft may have a maximum area of 190 square feet, pro
vided the kitchen is 50% open to the living/dining room.
c. An open guardrail, 42inches high, shall be provided on
the southern property line, along the landing.
There shall be compliance with all requirements of the Public
Works Department and Fire Department.
The proposed development shal 1 be cons is tent with submitted
plans including all architectural features; any modificia
tions shall be submitted for approval by the Planning
Director.
Three (3) copies ·of a landscape plan indicating size, type,
and quantity of plant materials shall be submitted for review
and approval by the Planning Director prior to issuance of
any Building Permits.
A. An automatic landscape sprinkler system shall be
provided.
Elevations shall be as shown on submitted plans; any

modifications shall be submitted to the Planning Director for
review and approval.
A Final Parcel Map shall be filed within twenty-four (24)
months from the date of the Tentative Tract Map approval, or
the map shall become null and void.
