HomeMy WebLinkAboutPC Resolution 86-13RESOLUTION P.C. 86-13 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE 3 TRACT MAP #17637 AND A NEGATiVE DECLARATION FOR A 2-UNIT CON­ DOMINIUM LOCATED AT 702 FOURTH STREET. 4 5 WHEREAS, the Planning Commission of the City of Hermosa Beach 6 held public hearings on February 18, 1986 and March 4, 1986 to 7 consider this matter. 8 following: The Planning Commission finds the 9 10 11 12 13 14 15 16 17 18 19 20 21 22 1. 2. 3 . 4. 5 . 6 . The map is consistent with applicable general and specific plans; The site is physically suitable for the type and density of the proposed development; The subdivision or the proposed improvements are not likely to cause substantial environmental damage; The subdivision or type of improvements is not likely to cause serious public health problems: The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and consis­ tent with applicable elements of the City's General Plan, and is compatible with the immediate environment. 23 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 24 of the City of Hermosa Beach, California does hereby approve a 25 Conditional Use Permit, Tentative tract Map #17637 and a Negative 26 Declaration for a 2-Unit condominium located at 702 Fourth 27 Street subject to the following conditions: 28 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 1. 2. 3. 4. 5. 6. 7 . 8. A covenant allowing not more than two (2) units on the prop­ erty shall be required and recorded prior to the issuance of any Building Permits. Project shall meet all construction standards in Chapter 9.5- 1 throught 9.5-28 of the Condominium Ordinance. A. C.C.&R. 's in compliance with Section 9.5-25 shall be submitted and approved prior to obtaining Building Permits. There shall be compliance with all requirements of the Public Works Department and Fire Department. The proposed development shal 1 be cons is tent with submitted plans including all architectural features; any modificia­ tions shall be submitted for approval by the Planning Director. Three (3) copies of a landscape plan indicating size, type, and quantity of plant materials shall be submitted for review and approval by the Planning Director prior to issuance of any Building Permits. A. An automatic landscape sprinkler system shall be provided. A trash area shall be provided and shown on the plans for approval prior to issuance of any Building Permits. Elevations shall be as shown on submitted plans; any modifications shall be submitted to the Planning Director for review and approval.' A Fina 1 Parcel Map shal 1 be filed with in twenty-four (24) months from the date of the Tentative Tract Map approval, or the map shall become null and void.
