HomeMy WebLinkAboutPC Resolution 86-28RESOLUTION P.C. 86-28 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, APPROVING AN AMENDMENT TO THE CONDITIONAL USE PERMIT FOR A ONE UNIT CONDOMINIUM AND ONE UNIT CONDOMINIUM CON- 3 VERSION AT 434 MANHATTAN AVENUE AND 435 BAYVIEW DRIVE. 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 WHEREAS, the Planning Commission of Hermosa Beach held a public hearing on May 20, 1986 and made the following Findings: A. The map is consistent with applicable general and specific plans; The site is physically suitable for the type and density of the proposed development; The subdivision or the proposed improvements are not likely to cause substantial environmental damage; The subdivision or type of improvements is not likely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements acquired by the public at large for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and consis­ tent with the immediate environment; 20 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 21 of the City of Hermosa Beach, California, does hereby approve a 22 one unit condominium and one unit conversion located at 434 Man- 23 hattan Avenue and 435 Bayview Drive subject to the fol lowing 24 conditions: 25 26 27 28 1. 's shall designate the open space between Unit A and B to Unit B. There shall be compliance with all requirements of the Public Works and Fire Departments. The proposed development shall be consistent with submitted plans including all architectural features; any modifications shall be submitted for approval by the Planning Director. a. The stairwell encroaching into the Unit B parking space shall be no less than four (4) feet above the finished floor at the point of encroachment. The parapet (rai 1 ing) on the proposed roof deck on Unit B shall enclose the deck area only. a. Three sets of plans shall be submitted to the Planning Director prior to the issuance of Building Permits. Three copies of a landscape plan indicating the size, type, and quantity of plant materials shall be submitted for review and approval by the Planning Director prior to issuance of any Building Permits. a . An automatic landscape sprinkler system shal 1 be provided. Elevations shall be as shown on submitted plan including wood trim, balconies, french windows, decora t ive garage door, and all other architectural treatment. A Final Parcel Map shall be filed within twenty-four (24) months from the date of the tentative map approval, or the map shall become null and void.
