HomeMy WebLinkAboutPC Resolution 86-33.. ~ RESOLUTION P.C. 86-33 l I I A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 II BEACH, CALIFORNIA, APPROVING A CONDITONAL USE PERMIT, TENTATIVE TRACT MAP #13184 AND A NEGATIVE DECLARATION FOR A 2-UNIT 3 11 CONDOMINIUM LOCATED AT 508 BAYVIEW DRIVE. 4 WHEREAS, the Planning Commission of the City of Hermosa Beach 5 held a public hearing on December 2, 1986 to consider this matter 6 and made the following Findings: 7 II 1. 8 9 1 I 2. 10 11 11 3. 12 13 11 4. 14 15 11 5. 16 17 18 11 6. 19 20 The map is consistent with applicable general and specific plans; The site is physically suitable for the type and density of the proposed development; The subdivision or the proposed improvements are not likely to cause substantial environmental damage; The subdivision or type of improvements is not 1 ikely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements acquired by the public at large for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan and is compatible with the immediate environment; 21 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 22 of the City of Hermosa Beach, California does hereby approve a 23 Conditional Use Permit, Tentative Tract Map #13184 and a Negatvie 24 Declaration for a 2-unit condominium located at 508 Bayview Drive 25 11 subject to the following conditions: 26 27 11 1. 28 The proposed development shall be in substantial compliance with submitted plans and all Conditions of Approval. a. Any modifications shall be submitted for review and approval to the Planning Director. -1 - ~ 2. C.C.&R. 's in compliance with Section 9.5-25 of the Condominium Ordinance shall be submitted and approved by the Planning Director prior to the issuance of Building Permits. Proof of recorded C.C.&R.'s shall be submitted to the Planning Director prior to issuance of building permits. C.C.&R.'s shall be recorded with the Los Angeles County Recorder and the document shall indicate that once it is recorded it shall be sent to the City. The C.C.&R. 's shall specify that a maximum of 2 units are permitted on the property unless otherwise approved by the City. There shall be compliance with all requirements of the Public Works Department and Fire Department. Three (3) copies of a landscape plan indicating size, type, and quantity of plant materials shall be submitted for review and approval by the Planning Director prior to issuance of any Bulding Permits. a. b. An automatic landscape sprinkler system shall be provided. Landscape planters shall be as shown. Elevations shall be as shown on submitted plans; any modifications shall be submitted to the Planning Director for review and approval. The applicant shall sign an "Acceptance of Conditions" form prior to the issuance of building permits. The following improvements shall be shown on the plans and submitted to the Planning Director for approval prior to the issuance of Building Permits. a. b. c. d. There shall be a straight approach on the public right-of-way from the curb cut to the garage door. The curb cut shall be the same width as the garage door. All parking spaces removed from the public right-of-way shall be replaced on-site. No parking required to be on-site shall be provided in the public right-of-way. Three (3) copies of final plans in compliance with the Conditions of Approval and with any necessary revisions shall be submitted to the Planning Director for review and approval prior to the issuance of any Building Permits. -2 - ~ ' \.._ 1 2 9. This Conditional Use Permit and approval of the Tentative Tract Map shall expire 24 months from the date of approval if the project is not implemented.
